ARM Mortgage Demand Hits 8.5% as Borrowers Chase Savings With More Risk

Higher fixed mortgage rates are pushing some borrowers toward ARMs, where early savings come with later reset risk.

Adjustable-rate mortgages made up 8.5% of all mortgage applications last week, the highest share since June, as borrowers searched for lower monthly payments while fixed rates rose.

CNBC reported that the average contract rate for 30-year fixed mortgages with conforming loan balances rose to 6.85% from 6.79%. The average rate for a five-year ARM fell to 5.82% from 5.94%.

The Mortgage Bankers Association’s Joel Kan said rates moved higher because of investor concerns over inflation and the federal budget deficit. Total mortgage application volume fell 2.7% for the week, refinancing dropped 6%, and purchase applications were nearly flat.

The risk is in the product design. ARMs can carry lower starting rates and can stay fixed for several years, but the rate can reset later. Yahoo Finance’s five-year mortgage forecast article placed a base-case 30-year fixed rate near 6.25% in 2026 and around 6.05% in 2027, with a bear case approaching 7% under sticky inflation and fiscal pressure.
